Located in the tightly held Blackfoot Valley, and available for the first time in generations, the Pocha River Ranch consists of 933± deeded acres and includes a 5,829± acre BLM lease. Running through the ranch for over 2.5 miles is the storied upper Blackfoot River. The diverse land makeup of river-bottom habitat combined with irrigated grounds and significant water resources creates an excellent balance of recreation and production opportunities. The ranch is divided into two units, located a short distance from each other along a gravel road. The first unit encompasses 320± acres and features a ranch home and operational improvements, pasture and hay ground, river frontage, and stunning views into the Bob Marshall Wilderness. The second unit, to the east, features more river frontage and is equally as scenic, and includes two pivots irrigating approximately 220± acres, as well as additional flood irrigated acreage for hay production and grazing. The ranch headquarters is in a private location overlooking a wetland system and includes all of the necessary improvements for a cow-calf operation, including corrals, a calving shed, a shop, various outbuildings, and enclosed fuel storage. The interior and exterior fencing allows for stock rotation throughout the ranch, and excellent water resources are available for nearly every acre. Teeming with wildlife with excellent hunting, fishing, and viewing opportunities onsite, the ranch is home to deer, elk, bears, and numerous species of birds, including waterfowl, shorebirds, and raptors. The Blackfoot River flows through the ranch and is home to wild and native trout species.
