ADDITIONAL INFORMATION

This exceptional Skunk River hunting property is in a prime area of southwest Washington County, close to Brinton Timber, Lake Darling, Rubio, and Brighton. Recently enrolled in a Wetland Reserve Program, 80 acres of farmland have been converted into a wetland ecosystem. Soon, it will grow into a mix of grasses, forbs, and trees, creating excellent wildlife habitat. A newly constructed wetland impoundment provides a premium habitat for waterfowl, becoming a magnet for birds and making it a prime spot for waterfowl hunting as they migrate to the water and nest mounds in the fall and winter. While it may look like a flat field now, in a year, it will transform into a thriving ecosystem and likely become the most desirable land for wildlife in the area. On the south side, a narrow strip of timber along the famous Skunk River. Although small, this area is a classic pinch point and rut funnel, perfect for hanging a stand during archery season. Deer frequently cross the river at the nearby sandbar, making it a prime hunting location. Two no-hunting refuges are nearby: Lake Darling, just over a mile to the south, offers fishing, hiking, and camping, while Brinton Timber, a mile southeast, provides hiking and horseback riding. These spots serve as excellent sanctuaries for mature whitetails. The region is known for producing monster whitetails and impressive turkeys each year. It has been surveyed for the wetland conservation easement, totaling 113.51 acres.
