This property does have a merchantable native timber component present, primarily being a combination of large pine and hardwood sawtimber with smaller-diameter, younger trees intermixed. The Fuller fine sandy loam soils are well-suited for growing timber. The terrain is basically level, with slightly higher mounded areas throughout the property. It has power, water, internet and cable and is only fifteen minutes southwest of Lufkin on all-weather roads in the Hudson Independent School District and the unincorporated Peavey Switch area. The north boundary is County Road 57 (Zed Creek Road) with about 600 feet of frontage.
