Auction Terms: No Buyers Premium. ONLINE BIDDERS must drop off or mail a check for $50,000 and preapproval letter to Mages Land Co. Office and received no later than 4:00 pm on November 4th in order to be approved for online bidding. The buyer shall pay 5% nonrefundable earnest money down of total purchase amount on the day of the auction in the form of a check, cashiers check or U.S. currency and enter into a non-contingent purchase agreement with the balance to be paid upon closing in approximately 40 days. Sellers will be responsible for surveying if Parcels 1, 2 or 3 or Parcels 5&6 are sold to separate buyers in each group and only for separating parcels. The property will be sold in “AS IS” condition. Buyer to get possession for the 2027 crop year. Subject to any easements of record, and access easement will be created between Parcels 2, 3 & 4 from end of drive way if necessary. If adjoining parcels sell to different buyers, a back and forth tile easement will be created between parcels. The seller or seller's agents are not responsible for any errors in information.
