Here is a note from the seller: My parents had a bowling alley with a lounge and event center on the southeast corner.  We had a lot of lake traffic customers who stopped for fuel at Speedway…and spirits at Jolly Lanes.  There was also a lot of truck traffic because of Speedway…which also, at one ti...me, had a restaurant. Commercial tax abatement - 75% for 15 years. Residential tax abatement - 100% for 15 years! Land is currently 3 acres commercial at the intersection of Rt 20 & Rt 4. Balance of land is agricultural (71.36 ac), but city is VERY open to rezoning. There are no convenience locations with fueling stations, hotels, or restaurants within miles of this intersection in any direction.  This property is within 1 mile of an Ohio Turnpike exit….that offers no fuel, food, or lodging. There is no decent lodging for 15+/- miles in any direction.  The Bellevue area has manufacturing and agricultural businesses.  The City of Bellevue is ready to bring the sewer line to the intersection.  Columbia Gas is willing to bring gas to the area.  Water and 3-phase electric are there.   Currently, the State of Ohio is offering grant money for infrastructure and new businesses in this area.  There is an 8” water line that runs north and south on the east side of Route 4.  Northern Ohio Rural Water, per the 2008 annexation agreement, is obligated to bring the 12” line under the highway to our property with development.  The 12” water line ends at the northwest corner of this intersection.  There are live rail lines for commercial/industrial rail spurs.    There is a biking trail along the south side of the railway tracks.  There are no activities along this trail that I am aware of, no places to have a picnic, play miniature golf, get a bottle of water, use the restroom, etc., no hotel to spend the night.     Agriculturally , this land has premium fine topsoil.  The farmers in the area know this.  This is also part of the auditor’s report.
