The construction on this 40X80 ft home completed in 2024 is phenomenal and built of 6.5 inch thick block walls that are concrete filled with 2.5 inches on each side of ICF (insulated concrete) on each side. The walls also have #5 Rebar running vertically... every 16 in on the perimeter and #4 rebar running horizontally in every course of ICF. The home is topped off with 24 in center scissor trusses with R38 insulation in the ceiling and a metal roof. In the living area there is 1987 sq ft with 1280 sq ft on the main level with a 707 sq ft loft! Bedroom suites located on each level. The main level has stamped & sealed concrete floors in a wood pattern and the ceilings are amazing with huge beams and tongue and groove ceiling. The corner kitchen has stainless appliances, hickory cabinetry, and a large island with a bar for extra seating options. The main level bedroom suite features a full bath and walk-in tiled shower. The loft is a beautiful open space with an attached full bath. The unfinished main level has 1920 sq ft and with a side garage door and also a huge 12 ft high(can convert to 14) and approx 30 ft wide tracked sliding 2 door opening! Space for a little of everything. The land is very private with the home located near the back of the property. Land is level to gently rolling with lots of pasture and a wooded perimeter. Truly a one of a kind property. Notes from the seller: 2025 Glenwood Drive Moshiem TN 37818 I built this house as a forever home. I built it with energy efficiency and minimal maintenance in mind. The intention when I started the project was to build a highly insulated structure that would need no maintenance in the rest of my lifetime, once finished. My idea of a home is to enjoy it not continually work on it. The construction of this house is the type of construction seen in hostile environments. The majority of the exposed materials are metal. The wall structure is concrete except for the doors and windows. The windows are Sierra Pacific window, sourced from builders first in Johnson City. They are argon filled with low E coating, an efficiency window. The majority of the structure is build from Nudura brand ICF,s (Insulated Concrete Forms), including the partitioning wall between the living space and workshop/ shop/ garage area. The ICF,s were stacked on a footer 24"x12". As the ICF,s were stacked #4 steel rebar was installed horizontally in each course of blocks. Window frames were installed before the big pour and are cast into the concrete. There are #5 steel rebar running vertically every 18" from the footer to 3" below the top plate. The walls are 14' high and were pumped in a morning. There is approximately 60 yards for pump mix concrete in the walls. The concrete was pumped as a continuous pour, meaning there is not a cold joint in the walls. The walls are solid concrete insulated on both sides. The top plate bolts are 5/8" J bolts 10" long holding the treated 2x12 to the top of the wall. Floors- The concrete floors in the living space are colored concrete, stamped and sealed. The floors were poured after the walls, this made the walls act as a thermal brake. The thermal brake helps the concrete maintain the internal temperature of the house without being affected by the ambient temperature. There is ½" pex tubing poured into the concrete inside the living space as well as in the shop areas. They are not hooked up but could be used. The intention was to have heated concrete floors. The tubes can be seen on the shop side of the partition wall sticking up from the floor. ( If there are more questions about this let me know ) I chose scissor trusses for the roof structure, this allowed shorter exterior walls and acceptable headroom on the 2 nd floor. They are 24" O.C. there is also 2" of foil faced insulation above the trusses to act as a thermal break between the outside temperatures and the climate-controlled area. The ceiling in the living space is pine b mold stained with simply white and sealed with polyurethane. I installed 1" pipe from the water main to the house, it enters the structure on the back side of the partitioning wall next to the water heater. The main water shut off is located there. Point of interest there are 40 gallons of water in the line between the house and meter. There is pressure reducer installed next to the main water shutoff. The 1" pipe is buried 30+ inches below the surface, it won't freeze. I think code only requires 12". I had intended to frame an area behind the partitioning wall to create a climate controlled workshop. The shop area would have extended past the fire door to the relief cut in the concrete floor. The overhead door would have been included in the shop area. I left provisions to install a wash sink in the shop area. This house is nearly fire proof and wind proof. Continue reading
