Cabin sits on Borough leased land. Cabin is original pioneer rustic cabin. Hand made kitchen cabinets with moose antler handles. Bedroom is in the loft, cabin is one room cabin. Storage building included. Access by Plane on the Mulchatna River. Sand bar could be used again once the Willows are cut back. Sellers used to winter here and maintain the sand bar. Even though the Sellers haven't been there in recent years, there have been friends using the cabin and checking on it. The area is known for hunting, wild berries, and everything Alaska has to offer. No real official trail to the cabin, Sellers were flown in and dropped in the fall, then picked up in the spring. There is a place to land on the ground not too far from the cabin to get resupplied when needed during the winter. Cabin comes mostly turn key. Foundation consists of logs/stilts giving storage underneath, with rocks underneath the woodstove for additional support. Outhouse is included. No well, Sellers used river water and boiled it for drinking. Successful Buyer will need to complete application to be approved by the Borough. Lease contract is for 5 years with a $200/yearly fee. Depending on the time of year, official approval could takes several months as the Borough does not convene during the summer months due to fishing.
