Small central Maine town of about 250 residents, where people go to vacation. This is a 960 sqft house/camp in Wellington. Has one bedroom, and a second in the attic (if needed) dishwasher, tin roof, drilled well, septic, power, and fiber optic internet. The original septic system is still in use, and per seller, still has worked well for the last 60 odd years. There's an indoor toilet, not an outhouse. A bonus in this area. Or a holding tank can be put in, likely inexpensively with the hole and piping already in place. There's a pellet stove in the living room, monitor heater by kitchen, trailer furnace on the porch, tool shed, 12X12 cedar log cabin guest house, 20'X20' workshop, and a livable mobile home trailer at the back of the property. All buildings are on posts. The property has 10 acres of mostly trees, and is very quiet, private and borders a stream. (water front) Wild berries throughout the property. It's almost a mile to the closest full time neighbor. There are camps in between, but nothing close, and people are not there very often. There's a lake a mile, or so, down the (town maintained) dirt road that the property is on, which is also an ATV trail, about 125 feet from the house. This is where people come to vacation, to ATV, hunt, fish, boat, bike, etc. Has been a primary residence and lived in full time for 15 years, and still is. Home owners on property. No HOA fees. Cheap taxes (seller notes 691 with homestead exemption in 2025). Not perfect. Part of the porch needs some rebuilding, but part of it is still in use. Don't expect perfection, but it is a lived in, livable fixer upper. It's probably a cash sale only property, due to the work it needs, and probably not eligible for a bank loan. Seller will require 60-90 days to find a new home and move.
