ADDITIONAL INFORMATION

The Joshua Martin House, locally known as the Judy Tomkins House, is an exemplary late 18th century stone and clapboard home that's been sensitively restored by its current owners. It sits on a knoll with seasonal views of the Hudson River, in a magnificent and private landscape. The property is located in the Snedens Landing neighborhood, a historic district, on a narrow, winding road, that was designed for carts and horses in the old days, and is part of Palisades, NY. The home is turnkey and has such an amazing, comfortable vibe, and rich provenance. It's an excellent example of the vernacular architecture erected in Palisades during the late 18th, early 19th century. It features hand hewn beams, a Federal style fireplace mantel in the library and old wide board pine floors. The house features a simple layout with a large gallery/living room with fireplace and doors that lead to the stone patio and garden in the rear yard. An old world eat in kitchen with concrete countertops, old fashion cupboards, super wide board floors and a back staircase, that faces south and west for sunlight almost all day long. An awesome library with hand hewn beams, wide board floors, a Federal style fireplace mantel and an old style window that looks out to the yard. The primary suite on the main level with access to the garden and features the third working fireplace, bath, and its own private screened in porch. The second floor offers an additional three bedrooms and three baths. Joshua Martin built the house and lived in it for about 60 years as did Judy Tomkins. In keeping with the Snedens tradition of having a strong association with the arts, it became a second home to some of the most important figures of American contemporary art when Tomkins owned it. Through Leo Castelli’s gallery in Manhattan where she exhibited her acclaimed photographs, she befriended Jasper Johns and Robert Rauschenberg, among others, and for over a quarter of a century they gathered at this property to celebrate Thanksgiving and Easter in their “favorite house on the Hudson” with a woman they credited with influencing much of their life and style. Judy was a writer, having published several books, a very talented photographer, who exhibited her work in many shows, and later in life she literally helped change the landscape of Snedens Landing, becoming a leading landscape designer in the area. A remarkable woman! The cliffs of the Palisades which rise high along the Hudson River north of the GW Bridge, on its west bank, suddenly break, just south of Snedens Landing, and the land goes down to the river, which is the first break in the mighty Palisades. Snedens Landing came about in the 1600s by the Snedens Family (who also married with the Dobbs family), who ran the ferry across the river to Dobbs Ferry. The 27th mayor of NYC, William Merritt, owned a property at this time on the Hudson. Merritt was part of the Dobbs family, who first ran the ferry across the river, which is probably how the Snedens Landing ferry first started. It ran until the early 1940s. There are 3,000 acres of parkland accessible from Snedens Landing for hiking, walking and enjoying. The Joshua Martin House is a short walk to the Hudson River, The Snedens Landing tennis court, parklands, the Palisades Library, the Palisades Community Center, The Market and NYC transportation is within walking distance. Snedens Landing is only 25 minutes from the Upper West side and 40 minutes from Tribeca. It looks and feels like the county but it's amazingly close to "the city". Nothing Compares to Snedens Landing.

Located in the heart of the Snedens Landing Historic District, this original 1938 home has been thoughtfully renovated to enhance its timeless character and bucolic charm. The property retains its original stone facade and slate roof, while modern touches, including a mid-century style extension, have brought space and light to the residence. The highlight of the home is a bright glass room that is bathed in natural light. From here, glass doors open to a spacious brick patio covered by a trellis draped in mature kiwi vines, creating a serene outdoor space for a shaded al fresco lunch or drinks. The patio overlooks a free-form in-ground pool, which is completely fenced, the contours softened by clematis and climbing hydrangea. The surrounding cottage style gardens are planted with a range of mature specimen trees and a wild profusion of perennial plantings. Drifts of narcissi, grape hyacinth and daffodils surround the gardens in early spring, giving way to peonies and allium in May. There is a raised bed set up for a kitchen vegetable and herb garden. On the edge of the property there is a hand-built treehouse and beyond a fenced area originally used for chickens and other pets. Inside, the home offers an open country kitchen, complete with exposed stone walls and cork flooring. There is a Viking stove/oven and a classic Sub-Zero refrigerator. The kitchen seamlessly flows into a spacious living room with a Russian oak floor featuring a wood-burning fireplace, making it a perfect spot for cozy gatherings. The adjacent dining area is ideal for enjoying casual meals with family and friends. The first floor also includes a small bedroom with a full bath, in addition to a den that can flexibly serve as an office or an additional bedroom, with an adjacent half bath. Progressing to the second floor, a wide landing leads to the primary bedroom with a very generous adjacent full bathroom. A second double bedroom shares this floor, along with another full bath. On the edge of the property is a freestanding garage with a large upstairs studio with a wood burning stove and walk in closet. Currently configured as a work from home office suite there is a bathroom/shower on the lower level making it an ideal separate apartment for a nanny or overnight guests. This property is steeped in history, with its location in the Historic District offering a unique connection to the past, particularly the Revolutionary War era. Quaintly described in Historic Houses of Palisades as “The House That Jack Built”, the architect Wallace Heath has added a creative touch to this home, making it an appealing haven for artists. Former residents include Pinchas Zuckerman and Tuesday Weld. The home is a short walk from the Snedens Landing Tennis Association, the Palisades Free Library, and local favorite, The Filling Station restaurant. The location is excellent for hiking and biking as this private road ends in a trail that leads to the village of Piermont and beyond. Snedens Landing is conveniently located just a 12 mile drive from the George Washington Bridge or a 10-minute drive from the Mario Cuomo Bridge, making it an excellent choice for those who need easy access to the city while enjoying the tranquility of a historic and artistic retreat.

Moon River is an extraordinary Hudson Riverfront home in the iconic Snedens Landing neighborhood of Palisades, NY - star of the Lower Hudson Valley (search WSJ, NYT, Forbes) and only 25 minutes from NYC. It's snuggled on the Hudson shoreline below and inspired by the cliffs of Palisades that surround it, providing this early 20th century home an extraordinary line of sight/view of the Lower Hudson Valley & river for miles. Two of the four fireplaces offer very deep/big fireboxes, ideal for building big fires. The home's stairwell features thick, solid cedar stair treads, carved from trees that grew in the area, and old-style balustrades at the top landing, possibly from an old monastery in Europe. There is also an oversized 2 car garage with lots of storage, an inground, heated pool with a gazebo and a small colonnade, overlooking the Hudson River. Moon River is an architectural home that feels more like a villa than a house, because of the privacy it offers and it's perfectly situated in the landscape, overlooking the water. It was built by legendary artist/resident, Mary Lawrence Tonetti, and designed by renowned architect, Eric Gugler, commissioned in America and Europe, and commissioned by FDR to redesign the oval office in the 1930s. At this same time Gugler designed Moon River he worked in the White House. He was friendly with architects McKim, Meade and White, in their day. Charles McKim was a friend & frequent visitor to Snedens, where Eric Gugler also had a home. When M.M.W. shut its doors on Fifth Ave in NYC, Gugler salvaged the original staircase from their office and used it in another property in Snedens Landing. This tradition was practiced at this property for many years. Snedens Landing is a 5-minute drive, or 35-minute walk thru Tallman Park, to the historic Hudson Riverfront village of Piermont, which offers many excellent restaurants, shops marinas and more.
