Lot is currently zoned residential however, the adjacent zoning is R-1 and C-1. The C-1 commercial district would allow multifam (4 or ...more) or a townhome. Sec. 22-206 would define those uses. Sec. 22-331 would highlight allowed uses. Neither of those zoning districts would allow a duplex to be built. The new code coming out in draft form later this spring is likely to allow for this R-1.
