This Small Subdivision project approval process (through Clayton County) is about 90% completed. We are expecting to receive final approved by the second week of July. The most difficult hurdle has been the Septic Tank and Soil Report Approvals which HAVE been approved and we have those approvals in hand. We have some additional government departments that we are still waiting on. The existing zoning will remain as it is currently zoned as 4 very large RS-180 parcels. (The lot size for ALL FOUR lots are so much larger than the code requires). We only anticipate a few minor additional requirements from the County. Tract One is the only lot with the widest Lake view from the rear of the house. It contains 1.428 acres (with frontage along Panhandle Rd). This neighboring land will remain as a woodland. It is now dedicated as green space and will most likely never be developed. There are many more choices of where the home can be located simply because it is so WIDE! (Over 420 feet wide)! Tract One is very wide and could have a wide open space on each side of the house. You have plenty of room for a garden area, a possible orchard, possibly even some greenhouses, hoop houses and other agricultural use structures and storage buildings. There are permitted uses shown in the Clayton County Municode for the Zoning of RS-180 allowing Gardens if implemented according to the County code. In addition, Clayton County also allows for various uses but the buyer needs to do their due diligence because of the frontage with land owned by the Clayton County Water Authority (CCWA). The house needs to be no closer than 150 feet from the lake because of a required buffer. Clayton County should be closely researched consistent with both agricultural and residential uses. Because of the huge size and the large amount of open land, there are so many uses that will challenge your imagination! You could literally have your own private park if you wanted! If you love the Land and all of the many plants, trees and beautiful flowers, this lot is for You! Each lot is very flat with very gentle slopes away from Panhandle Road, making construction more efficient and grass mowing much easier! Lot One has more slope than the other lots that would allow a basement or a split foyer design. Please note the approximate Road Frontage along Panhandle Road for Lot One is over 350 feet! This is a huge lot! These wide road frontages allow maximum separation and privacy between home sites! The entirety of the sub-soil has been evaluated with the complete soil report attached. (please see the color-coded soil types for your contractor. This is needed to design your septic system. Clayton County requires each home to have a minimum of 25,000 square feet for the septic system for most 3 or 4 bedroom houses. These 4 lots have between 27,000 to 30,000 square feet each thereby exceeding the required capacity for each lot. According to these amounts, there appears to be more than adequate room for a conventional septic system on each lot. The RS-180 zoning allows for the construction of an accessory dwelling on each lot. Please see the (attached document) that shows the requirements for the addition of an Accessory Dwelling that is possible on each of these 4 lots. (mother-in-law dwelling or other guest accommodation on each lot). Please also see the New Land Survey prepared and attached.
