This is a 23 acre original town site of Grizzly Flats founded in 1850. This land is featured in a book called - Fire in Sierra Nevada Forests: A Photographic Interpretation of Ecological Change - This land was the site of the Old Wheeler mine, and there are oar cart tracks and a stamp mill foundation still there. We've found an old flintlock type pistol, and some old bottles. Crystals pop up after winter rains that we pick up off the ground. There are many water sources that feed two ponds. One pond is a 3 acre and the other is a one acre, both with their own Islands. There is an RV with a deck, as well as Container sheds. The land stores 10 million gallons of appropriative water rights to be used for the owners beneficial use." Appropriative means that unlike riparian rights, the water does not have to left on the shed side of the water but can be appropriated elsewhere. I have placed about 800 tons of asphalt grindings on the roads for year round access to the main part of the property. The ponds are stocked with Bass, Blue Gill, and Perch, and Catfish, as well as frogs, turtles, etc. The pond water tests excellent and shows no common contaminants including mercury or iron outside of the safe zones. There is a shared water meter with another contiguous lot I own that will be shared in the deed. After the Caldor fire, there are about 40 or so trees that came back to life. This ranch for the right person is a utopia in the Sierra Nevada's at the edge of civilization. You see, they stop plowing snow at the creek. However, Leoni Meadows plows to their property, but its the last stand in the winter and 1 lot from the USFS or BLM. I can build to suit or you can just buy this. I am a licensed contractor designer builder.
