The property we all dream of has finally hit the market! The 331+/- acres of Labette Creek bottom boasts everything a hunting land investor could possibly desire. With more than 1+/- mile of creek frontage running through the heart of the property, water access is the biggest asset to anyone needing pumping, fishing, and boating opportunities all from one property. The creek also creates an incredible funnel for giant Kansas whitetails to regularly travel along in complete seclusion. Several rub-lines, scrapes and sheds were found previewing the property indicating the year round presence of mature whitetails. Only one stand location has been hunted on the farm over several years for the ability to create low pressure hunting success each fall. Between the archery and rifle tags filled, numerous mature 160-180 inch whitetails have been harvested from the same location. The farm's turkey population seems too flourish in the 60 acres of strip pit dumps located on a large hill in the middle of the west side of the acreage. The elevation provides great roost trees as well as cover and forage during the early spring. Most farms don't offer proven track records of waterfowl management and harvest history, but this isn't your average listing. Over the years, the current owner has been able to improve, create and conserve all 6 wetlands through meticulous planning and moist-soil habitat management. There's has never been more than 4 guns per duck hunt and most all of the hunts have taken place in the morning, allowing the entire property to become a resting place for migratory fowl throughout the day. Harvest history has yielded over a 90% success rate for full duck limits per hunt, usually taking place once or twice per week during season. With 4 permitted pump-sites and control structures, each marsh has the ability to be stage filled from late Summer to the Winter. A large area at the west gate provides a unique location to build a lodge overlooking the bottom fields.
