The property being valued here is an 18.927 acre farm located in northern Wood County on a private road at the end of CR 1475 approximately 1 mile east of FM 69 near the community of Coke. The private road was formerly also part of CR 1475. The property is the site of 4 40x500 cool cell tunnel broiler houses. The broiler industry is a highly integrated industry. The obligation of the company in most instances are as follows: Supply broiler chickens. Supply feed and medication. Supply technical service, advice and assistance. Catch, transport, process and market birds. The broiler growers obligations are usually as follows: Supply farm, houses and labor. Repair and maintain houses and equipment. Manage day to day husbandry of the broilers. Pay most utility costs and taxes. Growers are usually given a minimum guarantee per pound of gain. The gross profit is also based on a feed conversion, where-in the efficient grower who is able to keep the feed conversion high and mortality low, is rewarded by receiving a premium payment over and above the base price. The improvements on the property at the present time include four 40x500 broiler houses and supporting buildings with necessary pads and roads and 2 wells. These soils are best adapted for pasture or timber, these are well drained soils, and the erosion hazard is moderate.
