The guest ranch is an established profitable business on multiple parcels totaling 84 deeded acres in the Shenandoah Valley, bordering George Washington national forest, and has one of the only 2 outfitter permits in this area to do 1/2 , lunch and full day rides on the National forest.. plus it has 3 full kitchen and bathroom cabins overlooking 2 fishing ponds and 45 permitted camp spots of which 20 or so are actively being used on the campground. There is a special use permit in place to build a 10 bedroom lodge and put up 2 3 bedroom cabin.. also the property has a lot of profitable timber, and a 5 acre piece that if cleared would present 360 panoramic views of the Shenandoah. We are only 8 miles off of highway 81 which is traveled by hundreds of thousands of travelers a day. We are only 1.5 hours to Washington DC so we have a large population to cater to within a very small radius. We offer presently on property 1 and 1.5 hour and lunch rides and off property the lunch and 1/2 and full day rides...Camping, lodging, archery and ax throwing and special events, horse back trail rides to guest staying on property and off property. In prior years the ranch was open to trout fishing and the ponds were stocked.. that is definitely another venue of income. Plus guided hunts could easily be added, and There is a bottled natural spring water component that the current owners have not fully explored.
