The tract has a diverse terrain that will support a variety of residential, agricultural, and recreational uses that are allowed under the existing zoning. Approximately 15-20% of the land is open area with a moderately rolling topography, and the remaining sections of the site are heavily wooded with a topography that ranges from moderately rolling, rolling, and steep in some sections. The property is located along the westbound lane of Georgia Highway 138 which is a 2-lane state highway that connects the city of Monroe and the city of Walnut Grove within Walton County, and it intersects U.S. Interstate 20 within the city of Conyers (+/-) 12 miles southwest of the property.
