Dear buyer, I want you to know the story of this house. My family bought it three years ago and we did a total renovation to all the bathrooms and kitchen with new appliances and tile and all new fixtures. We also changed the back of the house and opened it up with a huge dormer facing the mountain since before the main view was to the expansive side meadow. We thought this was going to be our forever home so we put all the best we could into it and added mini splits throughout the house for Heating And Cooling, an on-demand hot water heater, a backup generator that comes on automatically as well as a standalone propane fireplace in case we want to look at a fire while watching TV. We also put in lots of landscaping and out door statues made by local carver extraordinaire Hoppy Quick. What we loved about the house (using past tense since we need to detach :) was that the original owner took so much time and care to build it (from 2015 to 2021) and put in many raw live edge wood features, such as the very unique entrance, so when we did the renovation we continued with that theme and brought in a modern touch. We added skylights for more light (since we love lots of light and this house has plenty) a new staircase to the lower level that connects it to the main level and put wood floor down on the entire lower level where we have an additional living room, a tiny room with an infrared sauna (keeps us healthy in the winter) that can be an office and two bedrooms (one with huge sliders and a walk-in closet) plus a large den. All of which share a big bathroom with two sinks and a huge bathtub for two (we love to take baths) which is why we also added an outdoor shower and claw foot bath area that we use the second it is warm enough. The main level has an additional bedroom with access to the huge back deck and a full bathroom with large shower. Both bathrooms have yummy towel warmers and bio bidet toilet seats which heat up. We find this property to be absolutely magical. As I'm writing this I'm lying in the hammock with the sound of the stream and the view of the mountain and the sound of birds chirping (and the photographer's drone getting ready to list the house). It is beautiful here in all seasons. It is quiet because we are on a dead end road with only one neighbor who is super quiet. We can get out of our house and walk to the stream (our land doesn't have frontage on it but we have the right to just walk to it) or do a three mile loop along a large stream that takes us to state land with a semi-secret swim hole. We have found our neighbors to be really nice and although you feel private and isolated, it is only three minutes from Boiceville supermarket and Bread Alone or the entrance to the nicest part of the Ashokan Reservoir rail trail. Plus, we are only 18 minutes from the center of Woodstock and 12 from the center of Phoenicia where we love to go for the Sunday farmer's market. The reason we are selling is because we decided to become part of an Eco-village in Costa Rica and will most likely spend much of our time there so we don't want to own two homes. My husband is retiring this year and I have been a real estate agent and renovating and building homes in this area for the past 20 years (this one is my absolute favorite). We will miss this house very much and this property since it has amazing energy to it and would love to find a buyer who appreciates everything that went into it and how gorgeous it is over here. Since we are relocating, we are happy to sell all the furniture for a seamless transition.
