Cathedral Peak Ranch is a mountain hunting and recreation subdivision that offers hunting on over 4,500 acres of common area in the West Elks mountain range south of Crawford in GMU 63. There are 114 40-acre parcels and each landowner is offered the opportunity to hunt on all the other parcels, plus there is access to thousands of acres of National Forest and BLM lands that adjoin the ranch. Each landowner is allotted a 5-acre building site to build their own improvements. Access to the subdivision ranch is behind a locked gate. Most of the parcels offer only seasonal access, which means YOU CAN'TLIVE THERE YEAR-ROUND without really working at it. However, this property is low enough at 7,680 feet that access may be possible during the winter months. There is no power available and no well is drilled on the property. Hunting is generally very good in the area and best known for excellent mule deer and elk hunting. RV's may be parked on the lots, but must be removed prior to winter. No year-round RV parking is allowed. Covenants and HOA details can be accessed at cprla.org. The parcel does have a 120 sqft Earthbag structure on it. The walls are reinforced with rebar and 2 strip barbwire between every row of bags. This can be used as a meat cooler for hunting or storage. There is also a fire box and a 100w solar set up with trickle charge. Please contact broker for showing details.
